About Normanton Park
Normanton Park is an address of prestige and promise. It is the former Normanton Park that was sold to Kingsford Huray Development in a collective sale in October 2017. It was purchased at $830.1 million which is $30 million above the reserved price. The 488 dwelling units in the 13 blocks sits on a site area of 660,999 sqft. The former Normanton Park was formerly built in the mid-1970s to house Singapore Armed Forces personnel.
An estimated payment of $231.1 million is required to top up the current lease to 99 years and also an additional fee of differential premium (DP) of $283.4 million is required to redevelop the site to the maximum permissible floor area of 1.39 million sqft based on a plot ratio of 2.1. This translate to a land cost of $936 per sq ft per plot ration (psf ppr). The site could potentially yield more than 1,200 residential units of 100 sqm.
Normanton Park is located in a private enclave adjacent to Kent Ridge Park with unblock view of the vast landscape of Singapore as well as sea view.
