Normanton Park Pricing Outlook
Kingsford Huray collectively bought over the Normanton Park during the en-bloc fever in 2017 at a price of $830.1 million, which was $30 million above the reserved price. The purchased price, with an additional of $231.1 million is required to top up the existing lease to a fresh 99 years and also an additional fee of differential premium (DP) of $283.4 million is required to redevelop the site to the maximum permissible floor area of 1.39 million sqft based on a plot ratio of 2.1. This translate to a land cost of $936 per sq ft per plot ration (psf ppr).
With construction cost, land financing cost, professional/legal/taxes cost, etc. added to the land cost, the estimated breakeven price for the developer is about $1,482 per sq ft per plot ratio. With an initial 15% to 25% profit margin, buyers can expect the units at Normanton Park to be priced at around $1,704 to $1,853 per sq ft.
